Short Term Rentals

Santo Tomas Homeowners,   The Santo Tomas HOA Board has asked that all homeowners receive a copy of the attached Draft of the new “Short Term Rental” section of the Community Rules and Regulations.  Please read through this document and if there are any questions or comments that need to be returned to the Board please reply, in writing, no later than Friday September 24th, 2021.   You can reply at hello@heywoodmanagement.com.

Santo Tomas Homeowners, There are several upcoming events that all owners should be aware of.  Please Mark your Calendars for these events.  October 11, 2021 - HOA Board Meeting October 24, 2021 - HOA Sponsored Community Social (More detailed information to come soon) November 15, 2021 - Santo Tomas Annual Meeting (More detailed information to come soon) This annual meeting will be vital as there are two (2) open Board Seats that need to be filled.  If you have a desire to join the Santo Tomas HOA Board you must fill out the attached form and return to hello@heywoodmanagement.com no later than October 15, 2021. Santo Tomas - Police Presence - August 9, 2021

Dear Santo Tomas resident, I feel it is our duty to inform you about an attempted armed robbery that took place on Monday, August 9th.. at a home near the intersection of North 72nd Place and Manzanita Drive. The homeowner was sitting in his backyard when he heard a noise at his patio door. Upon opening the door, he found a man with a gun, dressed head-to-toe in black clothes. The resident fought back, but the assailant eventually hit the man in the head with the gun. The gunman ran off and was picked up in a car driven by an accomplice. The police are still looking for the suspects, working with video shot by neighbor’s surveillance cameras. We want to warn all residents about this and urge you to take precautions before opening your patio door for anyone. At the very least, ask who it is. Some people are installing peepholes in their doors and others (us included) are setting up security cameras that send a video message to our smart phones. The police also warned one resident that there hasn’t been an armed robbery in McCormick Ranch in 30 years, but it doesn’t hurt to be careful. Also, the police warned that there have been several cars stolen in the area recently. They urge everyone to keep their autos parked in their garages and make sure the doors are closed. Parking in the street or your driveway, apparently, is a temptation for a would-be thief.  Please take these items into consideration.  Enjoy the rest of your summer here in sunny Santo Tomas.   Paul Anderson Vice President Santo Tomas HOA Board of Directors

Citrus Reminder

Dear Homeowners,   As a friendly reminder, citrus trees have blossomed and populated with fruit. All fruit must be removed from trees to help prevent/control the movement of roof rats in the community. Weeds have also begun to crop up with rainfall and warmer temperatures. Amendment to Governing Documents (Click for Details)

Dear Homeowner, The Santo Tomas Board recently received a signed petition for an amendment to the Governing Documents, Article IV "Land Use Classification, Permitted Uses and Restrictions", Section 1. "Permitted Uses and Restrictions--Single Family". Provided with the signed petition was the affirmative signature of 63 Members of the Association. The Governing Documents in Article IX, Section 3 state: "This Declaration may be amended by an instrument signed by the owners of not less than fifty-one percent (51%) of the Lots". As such, the petition presented to the Board met the qualifications as outlined in the CC&Rs. To ensure all appropriate measures were taken in relation to this petition, the Board additionally presented the petition to the Association attorney who confirmed that the standards of the Governing Documents have been met. In the January 2021 meeting of the Board it was motioned and approved to record the petition as presented. RV Parking Discussion Paper (Click for Details)

Dear Homeowner, In the Board Meeting held january 15th, 2021 additional discussion regarding the topic of RV Parking in the community took place. Dean Tarbet, a member of the Board and Architectural Committee has compiled the attached documents detailing his (and others) findings regarding the matter and how the City of Scottsdale codes and our HOA documents interact related to the matter. Santo Tomas Executive Meeting

Please Note, The Santo Tomas Scottsdale Homes Association board will meet in Executive Session Wednesday evening at 5:30 to discuss a recent conversation with the assocaition attorney regarding documents received from the Concerned Homeowners Group for changes to the CC&R's. Update On Documents Received From Homeowners (Click for Details)

Dear Homeowner,   The Board of Directors (BOD) of the SANTO TOMAS SCOTTSDALE HOMES ASSOCIATION, INC. (STSHA) acknowledges receipt of a letter and Consent Forms from the CONCERNED HOMEOWNERS GROUP, which invokes Article IX, Section 3 of the DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS FOR SANTO TOMAS SCOTTSDALE (CC&R) and directs the Board to incorporate language regarding "Leases" into Article IV, Section 1, Subsection V of the CC&Rs.   The BOD will determine how to respond to this direction within the rules and constraints imposed by the STSHA governing documents and by Arizona state law.   The BOD will provide updates as the process moves forward.
